Why do you need an energy certificate?

Note: An energy certificate may only ever be issued for a whole building. For mixed-use buildings consisting of residential and commercial floor area, a separate energy certificate must be issued for the residential use and for the commercial use. Only if the smaller floor-area share is less than 10 percent of the total floor area does a single certificate remain.
