Can I Get an Energy Certificate for My Flat?
You are looking for an energy certificate for your flat or condominium — and online forms ask for building data. No: there is no legally valid certificate for your unit alone. Certificates are issued for the building. What that means for multi-family housing, property managers and viewings — with official sources and an email template for your manager.

Short answer: no certificate for your flat only
The energy certificate covers the building — the whole multi-family house, not flat 12 on the third floor.
The authorities’ FAQ 1 on the GModG portal states that certificates are issued for buildings. Partial certificates apply only in mixed-use cases with separate residential and non-residential parts — not for individual flats in a purely residential block.
Why portals still mention “flat”
Listings focus on your flat; portals still need figures from the building certificate. Ordering “for my flat only” would not replace a valid certificate. For mixed-use exceptions see single flat & mixed-use buildings.
What counts as a “building” in plain language
In plain terms, the building is the shared structure — for an MFH, the entire house, not each condominium unit.
The FKB interpretation (§ 79 Abs. 2 GEG 2020) lists criteria: spatial/functional unity, thermal envelope, separate entrances, ownership boundaries. A condominium unit is part of a building, not a building in its own right.
Heating: A shared plant does not by itself define whether something is one building — the official FAQ says heating type does not decide building boundaries.
Condominium in an MFH: who orders what?
In a WEG, the manager usually orders the building certificate. When selling your unit, you need that valid document for viewing and handover.

Tenants: who to ask
Tenants ask landlord or property manager for the building certificate — they do not normally commission a flat-only certificate.
Template: email to property management
Enter your name, address and reason — the letter text is generated for you. Enter the property manager’s email and we send the message for you (replies go to your reply email). Otherwise open your mail app or copy the text. This template is not legal advice.
How to obtain the building certificate
- Check whether a valid building certificate already exists.
- Email property management (template above).
- Wait for the PDF; the community commissions a new one if needed.
- Present at viewing; hand over after contract.
Frequently asked questions
Can I order a certificate for my flat only?
No — you need the building certificate. See FAQ 1.
Where do condominium owners get a certificate?
From property management / the WEG as a building document.
Summary — clear steps, easy online ordering
Searching for an energy certificate “for your flat” almost always leads to the building certificate — and to property management or the owners’ association. That sounds bureaucratic, but the path is straightforward: check documents, contact the manager, receive the PDF. With the email template above, the first step is done without spending time on wording.
When the multi-family building needs a new certificate, the manager decides on issuer and costs — you can suggest handling it online. Many managers and owners use energyausweis.de: building data and photos can be captured on a smartphone, the process is step by step, the fixed price is shown upfront, and an authorised issuer reviews the data before the certificate is issued with a DIBt registration number. Everyone keeps a manageable workflow — without chasing a separate “flat certificate” that is not valid anyway.
If you own a whole house (not a WEG), you can use the same online route yourself — for example via consumption certificate online or demand certificate online, depending on the building. In a condominium, a note in your email is often enough. Once the building certificate is in place, you have what you need for mandatory disclosures at viewing, letting and sale.
